Kfh property management from Bielefeld took over Gemak Immobilien-Management GmbH from Cologne on January 1st, 2021. Kfh currently looks after 13,000 residential and commercial units for institutional investors and private individuals from its locations in Bielefeld, Berlin, Leipzig, Munster and Hennigsdorf. Gemak GmbH operates in the same customer segment and manages 5,000 residential and commercial units from its Cologne, Berlin and Dresden locations.

The former managing partner of Gemak GmbH, Stefan Klotz, explains: “I wanted to find a promising and sustainable solution for corporate succession for my customers and employees at an early stage. In my opinion, the sale to kfh GmbH made this step a success. ”Stefan Klotz will continue to work as the managing director until he retires by earliest 2024.

The two managing partners of kfh, Guido Krüger and Alexander Hensiek, explain:

“The high-performance Gemak team is the ideal addition to our administrative structures in the Rhineland, Berlin and Dresden and expands our team and range of services, especially in West and East Germany. kfh opens a new branch in Berlin

On 1 December 2020 the kfh will be opening a new branch in the heart of Berlin. "With the growth of the administrative business in the area of institutional customer care and the takeover of several residential and commercial properties, we will easily reach all properties from the Berlin-Mitte district and guarantee operational support for our customers," explains Guido Krüger. The kfh has been active in the field of property management in Berlin since it was founded and the location is now being expanded considerably.

“The expansion of our portfolio in this direction and the resulting opportunity to close the gap between our Leipzig office allowes us to take care of the holdings on the central axis of Germany and including the Saxon area of Leipzig / Dresden / Chemnitz." Alexander Hensiek concludes.

Faced with the evolving demands made of modern property management service providers, kfh is taking another major step towards digitalisation. Thanks to complementary technologies and software solutions that were integrated into the kfh administration program at the beginning of the year, all invoice management processes are now carried out via the system. Guido Krüger, managing director at kfh: “The new solution allows our customers to get an overview of the costs relating to the real estate property, and also to view the invoices behind those costs, via cutting-edge structures at any time. This solution provides transparency and also makes it easier for our staff to process the large number of invoices. The sustainability aspect, i.e. less copying and filing, is also an important reason for continuing to drive forward digitalisation in our company.”

New partner at kfh Immobilien Management

kfh is moving forward with its plan for growing as a professional, nationally operating property management company. Guido Krüger, who joined the family company as an additional managing director last year, now also becomes a co-partner in the company. This will ensure the long-term continuance of kfh’s motto “Property management from the owner’s perspective” as a working reality in the company. It also continues the successful tradition in the company whereby managing directors also assume the role of partner. kfh currently manages an inventory of more than 10,000 commercial and residential units from four locations as a nationally operating property manager for various private and institutional customers.

Alexander Hensiek, existing partner at kfh Immobilien Management says: “With the transfer of 20% of the partnership shares to Guido Krüger, we are ensuring long-term stability and a sustainable positive development for kfh. It is in the interests of our customers and staff to have partners who are involved in the day-to-day running of the business – especially in key roles such as management. kfh takes over management of medical centre

On 1 January 2020, kfh took over management of a large medical centre in Bünde. The property was constructed in 2014 and is now managed from close proximity by kfh’s East Westphalian team. kfh thereby also gains a new customer who is focused on long-term investment in modern medical centres at sustainable locations. kfh is delighted by this growth and hereby further expands its management portfolio in the field of exclusively commercial property.

New Cologne office & expansion of services offered at the Munster office

kfh is delighted about new gains in inventory at the company and the resulting growth with its customers. In order to increase our coverage of properties for our customers, kfh will in future manage properties in its care from two new locations. “During 2020 we will open a new office in Cologne, from which kfh will have operational access to all existing and future properties under our management in the Rhineland,” explains managing director Guido Krüger.

Furthermore, as the company takes on an additional service mandate, a new office will be established to cater to the needs of the client base. Alexander Hensiek, executive partner, adds: “By 1 October 2019, this office is expected to be staffed by our team of qualified property experts and will mainly focus on providing direct support to our management mandates in the Faßberg and Munster area.”
